OUR PARK HOMESTall Pines Village offers a little piece of paradise at an affordable price. Your park home is brand new, detached and designed and built to the highest specification and standards, offering a manufacturer's guarantee together with our own 20-year renewable licence. Occupying an approximate 100 square metre plot and set within 18 acres of beautiful pine and eucalyptus forest, each home is well constructed on a sturdy galvanized chasis with a galvanized steel roof, enameled in colour to blend in perfectly with the surroundings. Walls and doors are reinforced for added security, have thermal and acoustic insulation throughout (including floors and pipework) and PVC double glazing comes as standard. Air-conditioning is an optional extra. Your property, which has a pitched ceiling, is fully-fitted throughout, including lighting, electric sockets, pre-installation of TV aerial (receiving UK stations), wooden bed bases, sprung mattresses, a fold out occasional bed, ergonomic built-in wardrobes and fitted kitchen and bathroom appliances. ADVANTAGESWhat are the advantages of a park home as opposed to an apartment? Well, price is a major factor. An equivalent two-bed holiday home apartment in Portugal would set you back £150,000, or five times as much as one of our park homes. And instead of a 3-metre square balcony overlooking another concrete apartment block, at Tall Pines Village you get 18 acres of parkland to play in. Oh, and with an apartment that would be £150,000 plus property transfer tax (5%), stamp duty (0.8%) and legal fees (1.5%), whereas there are no purchase taxes to pay with a lease at Tall Pines Village, and no legal fees. All other costs are also much lower. The Service Charge you pay covers communal area maintenance, garbage disposal, security, utilities provision, amenities provision/servicing, gardening, pool maintenance, on-site and on-call staff and community charges. These would all be billed to you separately (and probably in Portuguese!) if you owned an apartment, and at a much higher cost. OUR LOCATION
A personal view, by Duncan MacDonald, Park Manager: The first time I arrived at the Silver Coast region of Portugal I was enchanted. My immediate impression was how clean, bright and colourful everything was, and how beautifully kept the villages are. The atmosphere is relaxed, warm and very, very friendly, an evocative reminder of times gone by when the need for urgency was the last thing on your mind, and where you could happily leave your door open without undue consideration. Visually, the Silver Coast region, including Beira Alta and Baixa, is akin to the Lake District in the UK - only much warmer! We enjoy 300 days of sunshine here. Surrounded by mountains, forest, lakes and rivers, the area has a timeless beauty and soul that I have not encountered anywhere else in my travels throughout Europe. Click here to view my photographs of the area. Approaching my destination of Lourosa and Tall Pines Village, I eagerly anticipated what was to be in store. And I was not disappointed. Set in 18 acres of pine and eucalyptus forest, on the edge of a village famous for its 10th Century church and cobbled streets, the tranquility of Tall Pines Village has to be experienced to be believed. The feeling of being at one with nature is undeniable. The air is filled with the scent of wild flowers, pine and eucalyptus and the becalming sounds of the local wildlife going about its business. And yet, just a short 10-minute drive away, the nearest towns of Oliveira and Tabua, with their laid-back bars and restaurants and vast number of shops to explore, offer an entirely different kind of entertainment. OUR LOCATION (continued)As for Portuguese life, there's a myriad of things to do and see. Traditional vistas abound: the elderly, black-clad matriarch carrying a bundle of firewood on her head; old gents lovingly tending their smallholdings; sleepy donkeys pulling carts and small ploughs - a complete contrast to the close-by towns and cities that are vibrant and modern. The local 'festas' (fetes) are held in each village throughout the year and the people are so friendly and inviting, it is unbelievable. From the brimming local shops to the colourful street markets and cafes, there is something to indulge everyone, young and old. There is also the 'cheese trail', that invites you sample local produce. Couple this with a tour of the myriad regional wineries and you have the perfect day. (Well, in my opinion!) For the more physically inclined, the region offers every conceivable form of outdoor activity, including rambling, mountaineering, horse and donkey trekking, kayaking, paint-balling, tennis, bird-watching, angling and even skiing. We are also associated with the only bowling green outside of the Algarve, which is again UK-owned and run. The wide variety of local bars and restaurants are an absolute delight. There are street cafes serving fresh cakes, and 5-star restaurants, where you cannot fail to be impressed by Portuguese gastronomy and exquisite locally-produced liqueurs. Seriously, if you are looking for a holiday home, second home, retirement home or even considering a permanent relocation, and one that offers a variety of unsurpassed and surprisingly cosmopolitan tastes, then the Silver Coast and Tall Pines Village is for you.
