Tall Pines Village offers a little piece of paradise at an affordable price. Your park home is brand new, detached and designed and built to the highest specification and standards, offering a manufacturer's guarantee together with our own 20-year renewable licence.

Occupying an approximate 100 square metre plot and set within 18 acres of beautiful pine and eucalyptus forest, each home is well constructed on a sturdy galvanized chasis with a galvanized steel roof, enameled in colour to blend in perfectly with the surroundings. Walls and doors are reinforced for added security, have thermal and acoustic insulation throughout (including floors and pipework) and PVC double glazing comes as standard. Air-conditioning is an optional extra.

Your property, which has a pitched ceiling, is fully-fitted throughout, including lighting, electric sockets, pre-installation of TV aerial (receiving UK stations), wooden bed bases, sprung mattresses, a fold out occasional bed, ergonomic built-in wardrobes and fitted kitchen and bathroom appliances. These are top-class finished units, with no compromises.

  • Bowling - The gentle and grand game of Lawn Bowls can now be played outside of the Algarve on a new green prepared to professional standards. The Sarzedo Lawn Bowls and Social Club, Arganil, and its patrons Trevor and Denise, would like to welcome all Tall Pines Village owners and holidaymakers to their club. They offer our clients free introductory lessons, should they require, and you can also enjoy light snacks and refreshments in their clubhouse, while relaxing by the pool.
  • Skiing - Situated within 1 hour's drive is Estancia de Esqui. This ski resort has 5 miles of slopes with 9 runs, as well as a terrain park for snowboarders, and is ideal for both beginner and experienced skiers. See www.skiserradaestrela.com
  • Rock Climbing - Being situated at the edge of the Serra Estrela National Park, we are perfectly located for those wishing to partake in many outdoor activities.   • Town & Village Markets - Many markets are within easy reach, offering a huge variety of local produce. These take place weekly and daily in and around the area, and we would be happy to advise of exact locations and times.   • Beaches - The coast is but an hour's drive away, with Figueira de Foz and Aveiro being the our pick of the best. Figueira de Foz is located at the mouth of the River Mondego and has several beaches and is also home to one of the largest casinos on the Iberian Peninsula. Aveiro is nicknamed the 'Portuguese Venice', due to its canals and moliceiros (gondolas), which can be hired to take you on a tour or for fishing. It is also famous for its traditional sweets (ovos moles) and candy-striped houses.

  • Water Park - The aqua park of Praia das Rocas is under 1 hour away and is situated on a 1km-long lake with a swimming pool of 2100m2. The park boasts the largest wave machine in Portugal. There are also many local praia fluvials (river beaches) in the area, the closest being at Coja, just 5km away, so there's no need to travel far for a long swim (although we also have a swimming pool and hot tub on site).   • Golf - The nearest golf course is Montebelo Golfe (40 mins), located just south of Viseu. It is a beautiful 27-hole course with the cost of a round starting at just €41.   • Horse Riding - Considering the environment we enjoy, it is of no surprise that horse riding is very popular in the area. There are many equestrian facilities, where you can take riding lessons, treks or just help with the care of the horses.
  • Angling - With over 200 rivers in the area, there's plenty of choice to enjoy your favourite pastime. The cost of an annual licence is between €4 and €7, and among the fish to be caught are carp, trout and barble. Experienced guides for the area can be arranged through our site office, and we can also schedule sea fishing trips at Aveiro.
  • Culture & The Arts - Coimbra (45 mins away) has a Life Science Centre, University, Cathedral, and is the ancient capital of Portugal. There is a Bio-Park at Serra da Lousa (30 mins), and Viseu (45 mins) offers thermal spas and an Ice Bar. Seia (30 mins) boasts a Toy Museum, a Bread Museum and is the gateway to the ski resort and National Park, whereas Piadoa (30 mins) is a traditional slate village. Culture vultures must visit the 10th Century church in Lourosa and the Roman ruins at Bobodela.

What are the advantages of a park home as opposed to an apartment?

Well, price is a major factor. An equivalent two-bed holiday home apartment in Portugal would set you back £150,000, or five times as much as one of our park homes. And instead of a 3-metre square balcony overlooking another concrete apartment block, at Tall Pines Village you get 18 acres of parkland to play in. Oh, and with an apartment that would be £150,000 plus property transfer tax (5%), stamp duty (0.8%) and legal fees (1.5%), whereas there are no purchase taxes to pay with a lease at Tall Pines Village, and no legal fees.

All other costs are also much lower. The Service Charge you pay covers communal area maintenance, garbage disposal, security, utilities provision, amenities provision/servicing, gardening, pool maintenance, on-site and on-call staff and community charges. These would all be billed to you separately (and probably in Portuguese!) if you owned an apartment, and at a much higher cost.

And you would be unlikely to receive for free a Concierge Service, free Wifi, a clubhouse, entertainment and events, an excursions booking service, nor necessarily a fully maintained swimming pool.

Fundamentally, what Tall Pines Village offers is a comprehensive Mediterranean holiday home ownership experience at an extraordinarily cost-effective price that's as hassle-free as it gets.

OUR LOCATION

A personal view, by Duncan MacDonald, Park Manager:

The first time I arrived at the Silver Coast region of Portugal I was enchanted. My immediate impression was how clean, bright and colourful everything was, and how beautifully kept the villages are. The atmosphere is relaxed, warm and very, very friendly, an evocative reminder of times gone by when the need for urgency was the last thing on your mind, and where you could happily leave your door open without undue consideration.

Visually, the Silver Coast region, including Beira Alta and Baixa, is akin to the Lake District in the UK - only much warmer! We enjoy 300 days of sunshine here.

Surrounded by mountains, forest, lakes and rivers, the area has a timeless beauty and soul that I have not encountered anywhere else in my travels throughout Europe.

Approaching my destination of Lourosa and Tall Pines Village, I eagerly anticipated what was to be in store. And I was not disappointed. Set in 18 acres of pine and eucalyptus forest, on the edge of a village famous for its 10th Century church and cobbled streets, the tranquility of Tall Pines Village has to be experienced to be believed.

The feeling of being at one with nature is undeniable. The air is filled with the scent of wild flowers, pine and eucalyptus and the becalming sounds of the local wildlife going about its business. And yet, just a short 10-minute drive away, the nearest towns of Oliveira and Tabua, with their laid-back bars and restaurants and vast number of shops to explore, offer an entirely different kind of entertainment.

OUR LOCATION (continued)

As for Portuguese life, there's a myriad of things to do and see. Traditional vistas abound: the elderly, black-clad matriarch carrying a bundle of firewood on her head; old gents lovingly tending their smallholdings; sleepy donkeys pulling carts and small ploughs - a complete contrast to the close-by towns and cities that are vibrant and modern.

The local 'festas' (fetes) are held in each village throughout the year and the people are so friendly and inviting, it is unbelievable. From the brimming local shops to the colourful street markets and cafes, there is something to indulge everyone, young and old. There is also the 'cheese trail', that invites you sample local produce. Couple this with a tour of the myriad regional wineries and you have the perfect day. (Well, in my opinion!)

For the more physically inclined, the region offers every conceivable form of outdoor activity, including rambling, mountaineering, horse and donkey trekking, kayaking, paint-balling, tennis, bird-watching, angling and even skiing. We are also associated with the only bowling green outside of the Algarve, which is again UK-owned and run.

The wide variety of local bars and restaurants are an absolute delight. There are street cafes serving fresh cakes, and 5-star restaurants, where you cannot fail to be impressed by Portuguese gastronomy and exquisite locally-produced liqueurs.

Seriously, if you are looking for a holiday home, second home, retirement home or even considering a permanent relocation, and one that offers a variety of unsurpassed and surprisingly cosmopolitan tastes, then the Silver Coast and Tall Pines Village is for you.

The Climate

Portugal is blessed with a benign climate all year round, with warm weather throughout the country between April and October. Even in the winter, which is pleasantly mild, you can expect 3.5 hours of sunshine daily (it is possible to swim in the sea from March through November).

By Air:

To Porto (1.5 hours). Flights by Easyjet (Gatwick), Ryanair (Birmingham, Bristol, Liverpool, Gatwick, Stansted, Dublin), TAP Air Portugal (Gatwick). Prices from €60 return.

QUESTIONS & ANSWERS

Do I own my park home outright?
Yes you do. It is 100% your property. You rent the land on which it is situated from us (on a 20-year renewable licence/lease), but the property itself is totally yours.

How many weeks a year can I use Tall Pines Village?
The park is open all year round, for holiday purposes. Although we are not a residential site, you can stay as long as you wish.

Is my 20-year licence transferrable?
Yes, you can sell your property and your licence at any time (we will even market it for you), or you can pass it on to family members.

Can I sell my park home?
Yes, it is your property, so you can sell it at any time (again, we will happily market it for you).

Can I rent my park home?
Yes, you can rent it out privately or we can rent it out on your behalf, or a combination of the two.

Do I only pay for electricity and water used?
Yes, you simply pay in arrears for any electricity or water used.

Am I covered for medical care (E111 / EHIC)?
Yes, as a UK citizen you are covered for medical treatment in any EU country.

QUESTIONS & ANSWERS (continued)

Can I drive on my UK licence?
Yes, UK citizens with a full driving licence can drive anywhere in the Eurozone, providing you are adequately insured.

Can I have a Portuguese bank account?
Yes, you are at liberty to open a Portuguese bank account, should you so desire, but it is not a requirement. There are no restrictions for UK/EU citizens opening bank accounts in Portugal.

Can I spread my ground rent and insurance costs?
Yes, we wish to make your holiday home ownership experience as convenient and comfortable and affordable as possible. Should you wish to spread payments throughout the year, then that's easily arranged. Do I have translation help?
Yes, if you need it we can provide it, but all correspondence from the park will be in plain English, and we look after everything on your behalf.

Can I be collected and returned to the airport?
Yes, of course. We can arrange taxi services, not only for airport arrivals and departures, but also for whatever you wish to do during your stay.

Can I have Internet connection?
Yes, this is complimentary. There is free, high-speed broadband WiFi throughout the whole park.

Are there organised excursions to places of interest?
Yes, we arrange all manner of activities through the year; hundreds of events and trips. You will certainly not be short of things to do.

Is UK television available?
Yes, for a very modest subscription fee we will pipe this directly into your holiday home, for private viewing. Sports and cultural events will also be screened in the clubhouse.

Are there lessons to learn Portuguese?
Yes, absolutely, that is not a problem at all. It is included in our extensive list of activities and we can also organise private lessons, should you wish. The general rule is: if it's available locally, we will provide it; if it's not available, we will endeavour to source it. Nothing is too much trouble.

Can I have free bowling lessons?
Yes, we have formed an association with the local bowls club, the only such organisation outside of the Algarve (British owned and run). They will be happy to provide you with free lessons.

Can I park my car next to my plot?
Yes, absolutely, right next door. There is plenty of space to park your vehicle. Alternatively, you are equally welcome to leave your vehicle out-of-the-way in our Guest Car Park.

Can I visit the park all year round?
Yes, we are open 24/7, 365 days of the year. And for 300 of those it's sunny!
